Situated in the town of Ölüdeniz "calm sea" Ölüdeniz, is a beautiful inland bay that stretches behind the cape, It is a small resort village in the Mugla Province on the South West coast of Turkey. With the Aegean Sea to the south and the high, steep sided Babada Mountains to the North, Ölüdeniz is situated in what can only be described as anidyllic location. The town is 14 km South of Fethiye. Ölüdeniz remains one of the most photographed beaches on the Mediterranean. It has a secluded sandy bay at the mouth of Ölüdeniz, on a blue lagoon. Many have described Ölüdeniz as among the most beautiful beaches in the world. There are lovely walks along the promenade, and plenty of shops, bars and restaurants with friendly locals to welcome you. By night, the bay is alive with dining, music and dancing into the early hours. The Blue Lagoon is a national nature reserve and building is strictly prohibited. The Lagoon has calm, crystal clear waters which makes it ideal for a variety of water sports and a very safe place for children to swim.

The resort is also famous for its paragliding opportunities. It is regarded as one of the best places in the world to paraglide due to its unique panoramic views, and the Babada Mountain's exceptional height. Ölüdeniz is famous for its shades of turquoise and aquamarine, and is an official blue flag beach, and is frequently rated among the top 5 beaches in the world by Travellers' and Tourism Journals alike.

Ölüdeniz is one of the most photographed areas of the Turkish coastline, and Oludeniz has been described by many as among the most beautiful beaches in the world.

All rooms have air-conditioning, hair dryer, 42' LCD TV, telephone, ice machine, tea and coffee making facilities, refrigerator and a safety deposit box fitted as standard.

All our luxury two bedroom suites will have a king size bed, Jacuzzi bathtub and a private balcony. All rooms consist of either a king sized bed or two single beds. The bedrooms have wardrobe/storage space. Attic rooms have a king size bed and a private roof top balcony.

The Ölüdeniz Boutique Hotel resort will have its own private Helicopter charter service. This will be available for visitors to be collected from and taken to the airport as well as to be collected for sight seeing tours by the air and will be the only resort to offer such a service. You will be flown in over the Lagoon, capturing the breath taking views of the turquoise sea and sun glistening beaches.

On the resort there will be 24-hour room service where you will be able to choose from a selection of fine foods and drinks.  The resort will also boast two luxurious heated swimming pools, which will be usable all year round. One of the swimming pools will have a poolside bar, serving alcohol and non-alcoholic beverages all day.

If you decide that the main beach is too busy and crowded then you will be able to relax and enjoy the peace and quiet at the resorts privately owned beach. Our private beach offers a beautiful area to relax and enjoy the stunning views over the lagoon in an idyllic setting. The beach has sumptuous white sand ideal for playing on or walking along the side of the lagoon enjoying this tranquil location and the many views it has to offer including various birds that come to the nature reserve every year. We also have a bar serving cold, refreshing drinks and food as well as water sport facilities ( non motorised. )

If you decide that you would prefer to wander into the town centre, there is a shuttle bus that is available every hour, which takes you into the town centre and then continues to the resorts privately owned beach which is only a 5 - 10 minute drive from the resort.

 

The Investment Opportunity

The Developer is building a stunning resort as described above which they are looking to operate for the next 14 years. They are looking to keep 40% and sell 60% to clients and investors. The resort will cost approximately 6 million to build and is expected to be worth over 19 million in 14 years time. This is due to increases in room charge over the next 14 years ( more figures can  be seen below.)

This opportunity presents a superb profitable and secure investment. The investment is both useable and hassle free providing all the benefits of owning property abroad without any of the problems. You are purchasing your very own slice of paradise for either £4,950 or £7,950 depending on the level of investment you require. There is no need for a mortgage as the scheme will be fully funded by The Developer and client funds, making it very secure as the resort will have no borrowings against it.

For your investment you will receive –

- A targeted dividend payable to you of approximately 10% per year. This will be provided from revenue taken in the peak 6 months of the holiday season.

- The Hotel will be booked by First Choice Holidays from May - October.

- You can holiday at the resort at any time in the other 6 months of the year and there is ample room for you to bring guests and no limit on the amount of time you can stay for. You will share the ownership of your particular suite with several other investors however you do not necessarily have to stay in that particular suite as you have use of the whole resort.

The culmination of the investment will be 14 years after completion when the resort will be sold either as individual suites or as a whole resort. This will provide you with a sizeable return on your investment as we expect the price to at least of trebled by this time.

Alternatively you can choose to sell your suite earlier which we will gladly do for you. The units will be continuously marketed to other investors and tourists staying at the resort so there will be no shortage of interest. However once the resort is complete these will be sold at a significant increase in value from the off plan investment price available now to yourself. Reservations can be made with a £2,000 reservation fee followed by the remaining balance within 30 days. On completion you will receive the deeds (this a fractional purchase – unlike Timeshare you actually own a share of the development) for your suite and will be welcome to come out and visit immediately or at anytime during the build which is expected to be completed by April 2010.

The investment involves the investor purchasing a share of one of these luxurious suites. With the total value of the resort being purchased in shares by investors there is no need for a mortgage or any finance. The whole resort will be pre booked by a tour operator for the main 6 months of the holiday season from May to October. This will provide revenue, 40% of which will be used to run the resort and cover any maintenance costs with the remaining 60% being given back to the investors or share holders as a dividend. As well as the large yield and free usage of the resort investors will also benefit from fantastic capital growth. We have estimated that the property value will double within 7 years and that by the time the investment reaches its 14th year the value will have quadrupled. The investment has been designed to be run for 14 years and then sold as a whole resort.
